Marsland Timber and Building Supplies offer a unique ‘one stop shop’ for a huge range of quality products and brand names. Working for both trade and public alike, Marsland Timber and Building Supplies offer a friendly and professional service at all times. To ensure that increasing overheads were not passed on to their customers, they instructed CVS to see if a reduction in their Rateable Value was possible at their site in Wetherby.

Results

Our Client had previously been informed by another rating agent that a reduction at their site in Wetherby wasn’t possible. However, they were impressed by CVS’s sterling reputation and impressive market share and decided to see if the situation had changed. CVS’ commitment to the Client was clear. The Surveyor was certain that a reduction was achievable, and took the case through to Valuation Tribunal. The panel found in favour with CVS on all accounts, and a reduction of £23,500 was agreed, which will generate savings in excess of £55,000 for the Client across the seven year Rating List.

CVS Comment:

“In the case of our Client, when the 2010 List was issued, the Rateable Value moved from an agreed £28,000 on the 2005 List to a staggering £61,000 on the 2010 List. This was completely out of kilter with the local rental market which suggested a +15% increase at best. Both the Client and I had a very solid understanding of the local market which also strengthened our appeal. Our case was met with defence, but we pressed on, with complete belief in our proposal. Following lengthy discussions, the VOA was prepared to offer a reduction in our case to £52,500. However, following our extensive investigations, and with complete support from our client, we decided to take the case to a Valuation Tribunal Hearing. During the Tribunal, the panel could not find fault with our evidence and proposal, and found in favour of CVS on all counts of this appeal, reducing the Rateable Value to £37,500. It was a great win for our Client and for CVS.”
