Procook Ltd are the UK’s leading specialist kitchen cookware retailers, and have over 23 individual properties. The vast majority of their products are sourced direct from the factory in order to pass savings to their customers. Procook Ltd are financially savvy and customer focussed, meaning that any way in which they can save money will only benefit those important to them, their customers.

Results

Procook Ltd instructed CVS to review a large proportion of their sites, totalling an original Rateable Value (RV) of £345,250. Various CVS Surveyors worked across the nationwide property portfolio, successfully securing varying savings and reductions throughout. In total, CVS managed to reduce Procook Ltd’s RV by £30,500, generating significant savings.

CVS Comment:

“After liaising with the client, a detailed inspection of the premises was carried out to check that the various areas of the shop and the extent of the air conditioning therein had been accurately calculated by the VOA. A detailed analysis of the rent for the premises & other units within Talke Retail Park was undertaken to ascertain the correct level of value that should be applied as at the AVD of 1st April 2008. In conclusion, a reduction to the overall rate per sq/m which had been applied to both the retail area & ancillary space was achieved, from £200 per sq/m to £180 per sq/m. As a result, the Rateable Value of the premise was reduced from £32,250 to £29,250 with effect from 1st April 2010, which was at a lower level than the 1st April 2005 RV.”
